Murphy listings are down, but the homes that fit are still moving

By Janet ODell
Real estate, Murphy

Nationally, Realtor.com counted 1.16 million active listings in September 2026. That sounds like plenty of choices. But the Real Estate Data Aggregator counted just 199 homes for sale across Murphy in the three months ending August 31, 2026. That's down 17.8% from a year before. National headlines don't tell you what's happening on your street.

Honestly, I think the most important thing to understand right now is that Murphy's two ZIP codes are reading very differently. Let me show you what I mean.

ZIP 75094: prices up sharply, but homes are taking longer

The Real Estate Data Aggregator counted 51 homes sold in ZIP 75094 in the three months ending August 31, 2026. That's up 10.9% from the same period in 2025. The median sale price hit $640,000, up 16.3% year over year. That's a real jump. But homes sat on the market a median of 52 days, which is 12 days longer than a year ago. And only 5.9% of homes sold above list price, down 5 points from last year. Sellers are getting close to their number, but buyers have more room to breathe than they did.

Here's a detail worth knowing: the Real Estate Data Aggregator found that 39.3% of homes in 75094 went under contract within two weeks of listing. That's up 14.7 points from a year ago. So the right home, priced right, is still moving fast. The ones sitting at 52 days are likely the ones that came in too high.

ZIP 75074: more sales, faster pace, prices holding steady

ZIP 75074 is a different picture. The Real Estate Data Aggregator counted 93 homes sold there in the three months ending August 31, 2026. That's down 17% from a year ago, and new listings dropped 25.4% too. Fewer homes coming on, fewer selling. The median sale price was $375,000, unchanged from last year. But homes sold in a median of 35 days, just one day faster than a year ago. And 20.4% of homes sold above list price, up 5.2 points. That's real competition at that price point.

What rates are doing to every buyer right now

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Realtor.com reported rates climbed above 7% for the first time since January 2025. That matters for what buyers can afford, and it's part of why nationally, Realtor.com found 20.8% of listings took a price cut in September 2026, the highest share since October 2022. In Murphy, sellers who price to the current buyer are the ones closing.

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Murphy's 75094 ZIP is running well ahead of that at 16.3% up. That gap is worth paying attention to if you're thinking about what your home is worth today.

The Murphy-wide picture

Across both ZIPs together, the Real Estate Data Aggregator counted 144 homes sold in Murphy in the three months ending August 31, 2026, down 8.9% from a year ago. New listings across Murphy fell 12.1% to 226 homes. Pending sales came in at 167, down 9.2%. I'd suggest reading those numbers together: fewer homes coming on, fewer going under contract, but the ones that are priced right are still finding buyers.
